The Woodlands has housing for older adults at several stages of life, from 55+ neighborhoods where residents own their homes to senior apartments and communities with assisted living and memory care. Most of the places below are inside The Woodlands Township. A few just outside it are marked as nearby. Details change, so check with each community before you visit. Listings checked October 2026.
55+ neighborhoods
Age-restricted neighborhoods of owner-occupied homes, each with its own homeowners association.
Windsor Hills
Village of College Park, north of SH 242
The Woodlands’ active adult neighborhood, opened in 2000 next to Lone Star College-Montgomery, with W.G. Jones State Forest just to the west. Community Impact counted 444 homes in 2022. The clubhouse has a fitness center, a library and a pool. Because Windsor Hills is part of the Township, residents use the same parks, pathways and 14 pools as the rest of The Woodlands.
HOA highlights: the homeowners association handles gutter cleaning, repairs and other scheduled maintenance. Community Impact estimated dues at about $2,400 a year in 2022.
Ashley Greens
Village of Alden Bridge
A 55+ patio-home neighborhood from the late 1990s, a short walk from the Alden Bridge Village Center, with pathways, a park and a pavilion for owners.
Windsor Lakes
Off SH 242 at Windsor Lakes Blvd., Conroe
A gated 55+ community next to College Park, built from 2003 to 2006 around a lake with walking trails. It has Conroe addresses and is not part of the Township. Its clubhouse, Windsor Lodge, has a pool and spa, a fitness center, a library, billiards and craft rooms, a ballroom, and pickleball and bocce courts. A bridge links the community to Lone Star College-Montgomery.
HOA highlights: dues cover the clubhouse, the gate and the common grounds. Recent home listings say the association also looks after front yards and much of the exterior upkeep.
Del Webb The Woodlands (nearby)
FM 1488, about 5 miles west of I-45
A gated 55+ community of about 550 single-family homes that opened in 2016, built around a clubhouse called The Lodge. It sits outside the Township, in the Magnolia school district.
